Karle Premium

Situated in the busy hub of southeast Bengaluru on Old Airport Road and flanked by Leela Palace, a premium 7-star hotel, is the unique building ‘Karle Premium’.

It has been designed by renowned architects Sundram Associates.

The project is managed by internationally known Jurong Consultants – Singapore.

Karle Premium consists of basement + 4 upper floors, covering a built-up area of some 85,000 sq. ft, and was constructed and finished in a record 8 months time.

The building consists of top-of-the-line office space with large floor plates, with wide column spacing, and with high efficiency rate of 87% between carpet area (actually usable area) and leased area.

With wide column spacing and rectangular building the average area per workstations within the building is as low as 75 sq. ft, compared to 85-87 sq. ft. in similar sized buildings.

It has adequate numbers of covered and open car parks as per the byelaws.

Karle’s focus on appropriate technology enabled it to eschew the popular large glass and ACP facades and use special ventilated tiles imported from Germany. These special tiles reduce A/C running costs and noise pollution significantly.

The entire building is provided with central air-conditioning and also with acoustically enclosed diesel generating sets covering 125% of the connected electrical load with an instant change-over switch.

The building has been provided with high-speed broadband connectivity for communication & data transfer. The entire construction is strictly as per ISI standards and NBO codes, and is in strict conformity with local building byelaws.

For achieving rapid rate of construction even the recipes for ready-mix concrete used in the structure were ‘Redesigned’. In keeping with the overriding philosophy of ‘Best value engineering for our customer’ the cost of construction has been 10% lower than industry standards.
